The Project

Nestled in Paradiski, one of the largest ski areas in the French Alps, Edenarc 1800 is a multi-phase project located in a pristine setting with panoramic vistas of Mont Blanc, the Haute Tarentaise Valley, and the surrounding mountains.

With multiple amenities, including ski-in/ski-out access, an 18-hole golf course, 800 square metre aqua-relaxation area, restaurants, conference space and retail offerings, the development offers a unique investment opportunity that combines prime real estate and four-season recreational leisure.

The Challenge

In spite of Edenarc 1800’s unique position as one of the last real estate opportunities of its scope in the region, the project launched in midst of a challenging European and global economy — one marked by a financial crisis and ongoing volatility in the regional and global real estate markets. According to Enquête sur la commercialisation des logements neufs (“ECLN”), market sales volume in 2012 was almost 25% lower than the same period in 2011.

The Approach

As a 45% owner of the resort, Dundee 360 is intimately involved in shaping every aspect of Edenarc 1800, including envisioning, master planning, real estate development, service and retail integration, construction, and sales and marketing.

We provided market and marketability insight from the project’s earliest stages, identifying underserved real estate and travel needs in the high-end ski resort sector, and making product design and product mix decisions to carve a unique experience.

Our insight into a trend towards multi-generational travel resulted in the development of an 800 square metre leisure area with an indoor and an outdoor swimming pool, Jacuzzi, steam room and fitness room that would serve as a place where all ages could come together. Edenarc 1800 was also conceived as the only resort in the Alps to offer both ski-in/ski-out residences in the winter as well as immediate proximity to 18-hole golf in the summer, positioning it as a four-season destination resort.

Dundee 360 is currently overseeing the construction of over 250,000 square feet in seven distinct stages. Phase one of the project comprises the luxury residence "Les Souverains," consisting of 63 apartments designed in a contemporary Savoie architectural style. The second phase consists of an additional 68 units, and the final phases will bring Edenarc 1800 to 333 units once completed. Dundee 360’s international sales and marketing group, Sotheby’s International Realty Canada, was engaged to target ski influencers, real estate consumers, travel media and destination marketing organizations worldwide, leveraging the local and international Sotheby’s International Realty network to reach those predisposed to similar real estate investment and recreational travel.
